Security Deposits

It’s easy to get your deposit back. To ensure that your deposit is refunded, pay your rent when it’s due, clean the property well before you leave and don’t damage any part of the residence.

Rent

Your rent is due and expected on or before the 5th of each month as specified in your agreement. Rent checks and money orders should be made out to Westcourt Apartments. All cash payments must be brought to the manager personaly. Payments not received on time, are subject to a $50 late fee or other charges If rent remains unpaid by the 15th, an eviction notice will be issued.

Renter’s Insurance

Under most circumstances the Landlord is not responsible for your personal property. It is important to have renter’s insurance to cover your belongings in the event of an unforeseen disaster. This type of insurance is inexpensive and well worth it.

Keys

It is important that you take care of your apartment / house keys. Occasionally, you may find yourself locked out of your home or in need of a replacement key. If this occurs, please call 262-723-7059 to get a replacement key. Replacement keys are $5.00.

Repairs

First you must notify us of any repairs, no matter how minor they seem. Please call 262-723-7059 for emergency repairs. All other regular maintenance requests can be made using the Work Order Form. Please make sure that all repairs are reported in a timely manner, as an ignored repair can become a larger project. Any repair which goes unreported, thereby causing further damage to the Leased Premises, may incur charges to your account. We must have access to the Leased Premises to perform any repairs or maintenance.

Grills

Wisconsin’s Fire Prevention Code, along with local city ordinances, prohibits the use of barbecue grills on decks and patios of multi-family housing. Grills may be stored on your first floor deck or patio (never on a second floor deck) but must be taken away from the building in order to be used. We can and will be fined by the city of Elkhorn if this ordinance is not adhered to. If we are fined, the cost will be passed along to the offenders. Be safe!
